Whether your roof has been damaged by a storm or a falling tree, it is important to know what is (and what isn’t) covered by your homeowner’s insurance. Home insurance companies view roofs to be one of the most essential parts of your home. And some insurers won’t even provide coverage your house if the roof is too old! The simple truth is that home insurers consider the age of your roof and its condition when deciding whether or not to provide you with coverage. Here we walk you through what you can expect to be covered by your homeowner’s insurance:

Age of Your Roof

Some home insurance companies refuse to cover or renew existing policies on houses that have roofs older than 15 years unless they pass an inspection. Sometimes, they will only pay actual cash value for your roof replacement if your roof is older and gets damaged. This means that they won’t cover the cost to replace your roof, but they will reimburse you for what the old roof was worth. (Which might not be much after 15+ years!)

If you have a roof that is older than 15 years, there might be issues within the roofing system that cannot be seen (such as moisture seeping through the roofing system) which could be deteriorating the integrity of your roof.

Does Homeowners Insurance Cover Roof Leaks?

Your homeowner’s insurance might cover a leaky roof, but they also believe that homeowners should maintain their roofs to prevent leaks and damage. If a leaky roof isn’t fixed, your insurer might not cover the additional damage that has been created. Generally, home insurance policies will cover roof damage caused by fire, vandalism, and what they consider “acts of God,” such as hurricanes, tornadoes, and other natural disasters. They may pay for damage from wind, rain, or hail, but that is determined by your policy and the age of your roof.

If your roof is 10 years old, it will likely be covered for a full replacement. Whether you are reimbursed for damage partially or fully, it all comes down to your policy, so make sure to check your policy if you have experienced any roof damage.

Are There Any Coverage Limitations?

Your home insurance policy might include coverage limitations pertaining to your roof. The scope of your coverage and any exclusions is a big deal, so make sure to read your policy literature. It might also be wise to get a licensed roofer to inspect your roof and provide you with a written report so you will have an idea of your roof’s condition before any damage occurs. That way, if damage occurs to your roof, you have proof to show your insurance company that there was no preexisting damage.

Protect Your Roof

Every homeowner’s insurance company will cover a roof differently. If you are unsure about anything outlined in your homeowner’s insurance policy, you should speak with your insurance provider.

Here are five things you can do to protect your roof:

  • Take photos of your roof so you have them in case of any damage. If your roof does experience damage, take some “after” photos to document the extent of the damage.
  • If you have a roof that is over 10 years old, you might want to have your roof inspected for any damage or areas that need repairing.
  • Have the roof inspected if you notice any broken or worn shingles, tiles, etc. This damage may be attributed to a storm event for which you have coverage.
  • Have any overhanging tree limbs cut, and remove any dead trees from your property.
  • If your roof is damaged, contact your insurance company to get an inspector to come out and inspect the damage.

Perhaps you’ve heard the saying, “It’s better to be proactive than reactive.” When it comes to protecting the roof that’s above your head, this statement couldn’t be more accurate! So, should you get a roof inspection? Our answer is an astounding “YES!” The roofing specialists at Performance Roofing explain why…

Don’t Just Assume.

Unless you start to see visual damage on your roof or leaks in your ceiling, it’s safe to assume your roof is in excellent condition. WRONG! In fact, roofs are quite vulnerable and easily susceptible to flaws and damage, some of which include:

  • Improper installation
  • Failure of poor-quality materials
  • Damage from storms

Benefits of a Professional Roof Inspection

Avoid Costly Repairs.

Saving money is the number one reason to schedule an annual professional roofing inspection! By pinpointing problem areas before they get worse, an experienced roofer will reduce the odds of a failing roof causing damage to your home. Whether it’s a small leak or crack, nothing will go undetected.

Extend the Lifespan of Your Roof.

The long-term benefit of an annual roof inspection is extending the lifespan of your roof! Just as your car needs regular maintenance and inspections, the same is true for your roof. A small leak or weak spot is not an immediate cause for a replacement, but if the issues go unaddressed, the lifespan of your roof will reduce greatly.

Help with Insurance Claims.

When there is significant damage to your roof, most likely you will file an insurance claim and hopefully get as much money as possible towards a repair or replacement. This is where a professional roofing inspection helps BIG TIME. A reliable roofing contractor will thoroughly examine the type and extent of damage, document this information on paper, and show that X amount of money is required to repair your roof. This should help get the most out of your insurance claim in the shortest amount of time possible!

A roof is just the top of a house, right? Nope! In fact, a roof is a complex system comprised of various layers that work together to protect your home from outdoor elements. Should one of those essential layers start to fail, it can affect the integrity of the entire roof. The roofing professionals at Performance Roofing explain the various layers that comprise a roof and the function each one plays.

The Different Layers of a Roof from Bottom to Top

Decking

Typically constructed of plywood or plank lumber, this roof layer is installed over the framing and provides structure by tying the trusses and joists together. It is additionally the foundation upon which the roofing system is attached.

Underlayment

Traditionally comprised of organic felt soaked in asphalt for waterproofing, roofing underlayment has transitioned over the past few years more commonly to a synthetic material that can be compared to a heavy-duty tarp material. While its primary function is to keep the structure temporarily dry until the application of the final roofing material, it also provides an extra layer of protection between the shingles and the decking in case your roofing material is blown off in a major storm event. Upgraded underlayments also include a self-adhering underlayment that is adhered directly to the deck. While this has a higher up-front investment, it will provide insurance credits to lower your annual insurance premiums.

Leak Barriers

This component is a self-adhering, water-proof, and self-sealing membrane that is applied to the roof deck in valleys, around penetrations, and at flashing transitions for additional protection. It can also be used as an upgraded underlayment in low slope areas or as described above, as a complete upgraded underlayment to protect against water infiltration from heavy rain.

Flashing

Flashing is a thin metal typically constructed of galvanized steel, aluminum, or copper that is used to direct water away from the area where the vertical walls transition to the roofing system. This detail can be found at sidewalls, headwalls, around chimneys, or around skylights. Because flashing can be one of the first layers to fail if installed improperly, it should be inspected regularly to ensure your home has a watertight seal.

Starter Strip

These specialized shingles line the edge of the roof and start the application of a shingle roofing system. They are installed after the decking and underlayment have been applied. The main purpose of a starter strip is to seal the edge of your roof, which significantly increases the roof’s ability to withstand powerful winds and heavy rain.

Shingles

Shingles are the exposed layer of a common roofing system and are traditionally comprised of a fiberglass mat surrounded by asphalt and granules for protection from the elements. Without shingles, the structure would be pummeled and unprotected. They are the first defense against the elements and carry the aesthetic value as well.

Ridge Caps

Ridge caps are specialized, accessory shingles installed along the hips and ridgeline of a sloped roof that prevent rain from entering your home. They also finish the look of the roof by creating a tightly sealed joint along the two sides.
