Evidence in Your Attic
One of the very first places to determine if you need a new roof is inside your attic. During the day, grab a flashlight, climb up to the attic, and look up. Be on the lookout for stains on the wood decking and/or framing that could be an indication of an active leak. Even if you do not see physical signs of a leak inside, make sure to check for signs of moisture or mildew/mold growth, i.e. moisture in the insulation. With the flashlight off, do you notice any beams of light shining through the roofing system? While some roof vents can allow some light to pass through, light can also be a sign that your roof needs some work!
Missing or Damaged Shingles
For your roof to be considered in good condition, the shingles on your roof should be nailed down securely and free of damage to the exposed surface.
