3 Signs It’s Time for a New Roof

As roofing contractors, one thing we can advise is that you DO NOT want to wait until there are severe problems with your roof before having it replaced! Fortunately, there are tell-tale signs that will indicate a failing roof.

Factors to Consider

Before we cover what signs could indicate a failing roof, it is important to take into consideration other factors including the age of your roof, the materials used in construction, and home improvement records on repairs and maintenance. Here’s the typical lifespan of a roof in our harsh Florida climate, based on the system used:

  • 15 to 20 years for an asphalt shingle roof *the most common type of residential roof
  • 15 to 50 years for a tile roof (depending on components and application)
  • 20 to 80 years for a metal roof (depending on components and application)

A good rule of thumb is that if your home is older and still has the original roof, the roof has more than likely outlived its serviceable life. Curious to know if it’s time for a new roof? Call the Orlando roofing experts at Performance Roofing today at 407.783.8646 for a FREE inspection!

Tell-Tale Signs You Need a New Roof

Our dedicated and reliable roofers have seen time and time again what can happen when clients have dismissed the obvious signs of a failing roof. In order to avoid a huge disaster, call a trusted roofing company immediately if you’ve seen any of these signs:

Evidence in Your Attic

One of the very first places to determine if you need a new roof is inside your attic. During the day, grab a flashlight, climb up to the attic, and look up. Be on the lookout for stains on the wood decking and/or framing that could be an indication of an active leak. Even if you do not see physical signs of a leak inside, make sure to check for signs of moisture or mildew/mold growth, i.e. moisture in the insulation. With the flashlight off, do you notice any beams of light shining through the roofing system? While some roof vents can allow some light to pass through, light can also be a sign that your roof needs some work!

Missing or Damaged Shingles

For your roof to be considered in good condition, the shingles on your roof should be nailed down securely and free of damage to the exposed surface. This is what keeps your home protected from rain and wind. If the edges of the shingles are curled up or buckling, this is an obvious sign that the roof needs to be replaced. Other signs include cracked or missing shingles, exposed nails, or if there are excessive granules from the shingles in the gutters or around the yard.

Serious Leaks or Damage

The last, but certainly not least, tell-tale sign of a failing roof are active leaks or serious damage caused by a storm. It is important to note that no matter the age of the roof, active leaks or damage to the roofing system can cause major problems including mold and water damage to the interior of your home.
